WHAT IS AN ACCESSORY DWELLING UNIT?
ADU or accessory dwelling units are dwelling units with a full kitchen and bathroom, which is an accessory to a primary or main single family residence. ADU's also granny flats can take on one of three forms: detached attached or converted existing.
With the passing of Senate Bill 1069, several important changes have occurred in Los Angeles to encourage the construction of ADU's. ADU's are now allowed to receive "ministerial approval" instead of "discretionary approval" meaning applicants can receive construction permits over the counter in lieu of going though a design review commission or city council. Los Angeles has also reduced parking requirements parking requirements for projects located within a 1/2 mile of public transit. Changes have also been made to the owner-occupancy rules in Los Angeles allowing owners to build ADU's on properties that are not their main residence. Lastly, Los Angeles has dropped the expensive utility connections fees for ADU's.
